这课太抽象了，有几个从根本上就没明白的问题：
1) CLTV 和ACLTV中的Property Value, 是现在的市场价值吗？那跟property的购买价无关吧
2) 2nd mortgage 是什么情况呢，是HELOC吗？
3) 2nd mortgage 风险包括法拍时被1st mortgage wipe off. 那岂不是非常不可控？还是有什么可控因素？
4) 讲到exit strategy时，法拍时可以自己买下产权。不太懂，是说default还是foreclosure时自己买下产权？不用到auction?

1. 我查了一下，各州对npn有different. In states of judicial foreclosure laws, requires parties to appear before a judge to execute a foreclosure. 所以是不是在state of non-judicial state 投资NPN比较快些。
2. 是不是必须经过loan modification. 那就必须work out something with the current owner. 如何面对和解决confrontation. 还有如何减少和避免由此可能产生的损失，比如人为的trash/damage the property,等等
3. where to find the trade of NPN. local bank? county?
